APPOINTMENTS:
Because we shoot multiple homes each day, it is important that your property be “photo-ready”, when we arrive. In order to service all of our clients in a professional and timely manner, your appointment includes a specific amount of time for your photo session and a maximum number of images that may be shot within your appointment’s time frame. Team photographer appointments are subject to availability.

AVAILABLE TIME SLOTS:
Our morning time slots are typically between 9:30am and 11:30am. Our afternoon time slots are typically between 12:30pm and 2:30pm. Twilight photo sessions are available at dusk. Photo shoot start times will vary depending on the time of the year.

ALL PROPERTIES ARE SHOT AS-IS:
Your home will be shot AS-IS. The property must be cleaned, prepped, de-cluttered, and photo-ready when we arrive. We do not provide any cleaning, moving or home staging services. Failure to have your home photo-ready may impact the number of photographs taken. Because we shoot a high-volume of properties each day, it is important that your home be cleaned and photo-ready by the time the photographer arrives at your property. This stipulation also applies to all drone services, videos and 3D virtual tours.

SHOOTING STYLE:
All of our photo packages, except the Editorial Estate, are shot “Real Estate” style in the most efficient manner with minimal time allocated for the compositional set up. This means that interior compositions are generally shot from the corners of rooms and most images are shot wide. If you need an architectural or editorial style photo session, you will need to purchase an Editorial Estate package. Homes are shot real estate/editorial style with time allocated to capturing particular moments in your home, similar to what you would see in Architectural Digest magazine.

OVER SHOOTING AND SELECTS:
We do NOT overshoot properties. Each photo package includes a maximum number of images that may be shot within the allotted time frame based upon the photo package purchased. For example, if you purchase the PRO 15 photo package, our photographers will ONLY shoot 15 images of your home. They will not shoot 20 to 30 images, and you select the best 15 photos. We do NOT provide selects. If you ask the on-site photographer to shoot more images than your package includes, you will be charged an additional $10 per photo or you will be automatically upgraded to the appropriate larger photo package. The price difference for the additional images must be paid in full before any photos are delivered.

DIRECTING THE PHOTO SESSION
If you would like to direct the on-property photographic experience or discuss/supervise each compositional setup (i.e. micro-manage the photo session), or if you feel the need to “set” each scene, you will need to purchase an Editorial Estate package or custom photo session.

IMAGE QUALITY AND COLOR ACCURACY:
Photo packages listed on our website are shot in natural light without any additional lighting. This may cause slight color variations in some of your interior images that will not be corrected in Photoshop without additional cost and labor. Clients, who desire optimum color accuracy for their interior images, should purchase a custom photo package with flash interior lighting.

SPECIAL SHOT REQUESTS:
It is highly recommended that the agent and/or homeowner be present for the appointment to communicate any special shot requests to the team photographer. It is the client’s responsibility to inform us of any specific angles, property areas, home features, or must-have images that will need to be photographed. If the client does not inform us of any specific shot requests, the photographer on-location will determine the compositions and will photograph the property at their discretion. We are NOT responsible for capturing specific shots that we have not been made aware of. It is the client’s responsibility to review the photos at the end of the appointment to make sure we captured the specific images they need. Any return trip to the property for a reshoot will incur a fee.

UNATTENDED PROPERTIES:
If you are unable to be at your property for the photo session, we offer unattended photo sessions on a case-by-case basis for your convenience. Please keep in mind that all unattended photo sessions will be shot completely at our discretion. The photos that we shoot will be the photos you will receive. Therefore, we cannot guarantee you will receive the exact shots, specific photos of areas, particular angles, or certain compositions you desire. We are NOT responsible if the property isn’t shot exactly how you thought it would be. We highly encourage all clients to provide us with a specific shot list prior to their appointment or to be present at their photo session, in the event they need specific angles or must-have photos taken. Any return trip to the property for a reshoot will incur a fee. We are NOT responsible for turning lights on or off, opening or closing blinds, locking doors or windows, setting alarms, or the proper opening or closing of a property. The client assumes ALL risk arising from us shooting an unattended property.

PAYMENT:
For all standard services, payment is made during the ordering process on our Online Booking Portal. For all custom packages, we will email you an electronic invoice for the total purchase amount prior to scheduling your appointment. The electronic invoice must be paid in advance in full before your appointment will be confirmed. This pre-payment reserves the photographer's time for the appointment. Payment must be received in full before photos are delivered. We do not accept cash, checks, or crypto.

MEDIA DELIVERY TIMES:
After payment has been received in full, photos are typically delivered next business day by midnight. In rare instances, it may take up to two business days depending on our editing workload. Photos shot on Friday are typically delivered on Monday by midnight but may take up to two business days depending on our editing workload. Twilight photos and any associated daytime photos are delivered in one to three business days. Delivery times for all other services is typically two to five business days. If you have specific delivery requirements, please contact us prior to scheduling your photo session.

TRAVEL FEES AND LOCAL SERVICE AREA:
Pro Property Shots offers real estate photography in Los Angeles via our local service area. Our local service area includes all properties that are located less than 30 miles from Marina del Rey. Properties located outside our local service area will require a minimum purchase amount and will also incur a travel fee. Travel fees are calculated via Google Maps and are based on the distance from 578 Washington Blvd., Marina del Rey CA 90292 to the client’s property. If you wish to schedule an appointment for a property located outside our local service area, please contact us directly through our online contact form on our website.

PARKING:
If free on-site guest parking or free street parking is unavailable, clients will be responsible for any parking fees incurred by photographers to park at a meter or in a nearby parking lot.

CANCELLATIONS AND RESCHEDULING:
If you need to cancel or reschedule your appointment, we request at least 24 hours’ notice. If you give less than 24 hours’ notice, you will be charged a $50.00 cancellation fee. There is no cancellation fee for rescheduling your shoot due to rain. For cloudy skies (no rain), we will Photoshop blue skies into your images at no charge. If you repeatedly cancel or reschedule appointments, we will require a $75.00 non-refundable security deposit to reserve your next photo shoot.

NO SHOWS/LATE SHOWS/SCRAP SHOOT:
If you do not show up for your appointment or if you show up so late that the shoot must be cancelled, you will be charged an $75.00 scrap shoot fee that must be paid in full before we can reschedule another shoot. If we arrive at the property and are unable to shoot the home due to the home not being ready, lack of interior access, or other issues, the appointment will be cancelled, and you will be charged an $75.00 scrap shoot fee that must be paid in full before we can schedule another shoot for you.

RESHOOTS:
Any return trip to the property for reshoots will incur a fee. To avoid a reshoot:
1. Please be sure the property is clean and photo ready.
2. Make sure weather conditions are to your liking.
3. Communicate any specific shot requests to us prior to your appointment.
4. Review the photos at the end of your appointment to make sure we got the shots.

REFUNDS:
In the very rare instance that the client is unhappy with their media, we will work with the client to come up with a solution. Refunds will NOT be provided in situations where the client was not present at the shoot, the client failed to communicate specific shot requests, the client declined to review the images at the end of the appointment, or the media is not materially different in quality from those contained in our online portfolio.

FOR A SUCCESSFUL PHOTO SESSION:

  • Please have your home clean and photo ready prior to your appointment.

  • Please communicate any special shot requests to us prior to your shoot.

  • Please review our home preparation tips.

  • Do NOT schedule any other workers at the same time of your photo shoot.

  • Do NOT hold an “Open House” during your photo session.

  • Arrive early for your appointment to make sure the home is photo ready.
